Edgewater Residences Phase 1 – Dubai seaside apartments with limited supply and growth potential
Edgewater Residences Phase 1 – Dubai seaside apartments with limited supply and growth potential.
Edgewater Residences Phase 1 offers an opportunity to purchase apartments in Dubai from developer MGS Development in a coastal location where supply is initially limited. The project targets the Dubai seaside real estate segment, which consistently demonstrates high demand among both renters and investors.
The complex represents the first phase of a large-scale project and includes a ground floor, two podium levels, and twelve residential floors. This format – more intimate than high-rise towers – creates a comfortable living environment and reduces density, which is especially important for coastal real estate.
The project offers one-, two-, and three-bedroom apartments in Dubai – the most liquid formats on the market. Layouts are designed with an emphasis on light and space: floor-to-ceiling windows, balconies, and views of the Arabian Gulf are key advantages, for which renters are willing to pay above average prices.
The complex's architecture positions the project as a coastal product. Light-colored facades, glass panels, and strategically placed balconies enhance the building's visual lightness and reflect the concept of waterfront living—an important factor for both rental and resale.
The complex's amenities enhance its competitiveness in the rental market:
— a swimming pool and relaxation terraces—a basic standard for Dubai's waterfront properties;
— a modern gym—a mandatory tenant requirement;
— children's playgrounds—expand the target audience;
— green areas—create a comfortable environment and increase tenant retention.
The project is being developed by MGS Development, a developer focused on modern residential complexes with an emphasis on architecture and environmental quality. Edgewater exemplifies a property that prioritizes location and format over scale.
Purchase is underway during the construction phase, making this project an attractive investment opportunity in the UAE. Entry at this stage provides the opportunity to lock in the price and realize upside potential by the completion date in Q4 2026.
Project location is a key factor. Coastal properties in Dubai have historically demonstrated more consistent demand than inland areas. Proximity to the water creates a distinct segment of renters willing to pay for the view and lifestyle.
Transportation accessibility:
— About 10 minutes to Dubai International Airport;
— About 20 minutes to Burj Khalifa and Dubai Mall.
