Emirates Hills

Emirates Hills — the flagship ultra-premium villa community by Emaar in central Dubai.

Emirates Hills is a gated residential enclave located in Al Thanyah Fourth, master-planned as an elite golf community built around the 18-hole Montgomerie Golf Club. Fully developed by Emaar, the area is often referred to as the “Beverly Hills of Dubai” — a collection of bespoke mansions set on expansive plots, offering privacy, prestige and architectural individuality.

This is not a typical developer product. Emirates Hills is a community of custom-built residences, where each villa was individually designed. Limited supply and strict development control preserve the exclusivity, long-term liquidity and status of the area.

The community features luxury standalone villas with 5 to 8 bedrooms, set on large plots measuring several thousand square meters. The format is tailored for owners who prioritize scale, privacy and a central location without high-density surroundings.

Property types:

— 5-bedroom custom villas;

— 6–7 bedroom luxury residences;

— ultra-premium 8-bedroom mansions;

— estates with private pools, landscaped gardens and garages;

— limited freehold plots for bespoke construction.

Amenities and surroundings:

— The Montgomerie Golf Club (18-hole championship course);

— clubhouse with restaurants and leisure facilities;

— gated and secured community;

— landscaped boulevards and artificial lakes;

— private gardens and expansive plots;

— proximity to international schools;

— nearby medical centers and private clinics;

— access to premium retail and dining destinations.

Architecture and community layout:

Emirates Hills is defined by low-density villa zoning with expansive land plots and wide internal roads. Architectural styles range from contemporary minimalist to classic European design, yet the overall aesthetic maintains a cohesive, prestigious character. The core focus is privacy, scale and golf course or lake views.

About the developer:

Emirates Hills was developed by Emaar Properties, Dubai’s largest and most established developer, behind iconic destinations such as Downtown Dubai, Dubai Marina and Dubai Hills Estate. As one of Emaar’s earliest ultra-premium communities, Emirates Hills remains a benchmark for luxury residential living in the emirate.

Location and connectivity

Direct access to Sheikh Zayed Road ensures seamless connectivity across the city:

— approximately 22 minutes to Dubai Mall;

— around 13 minutes to Palm Jumeirah;

— about 19 minutes to Burj Al Arab;

— approximately 17 minutes to The Walk JBR;

— around 44 minutes to Dubai International Airport;

— about 34 minutes to Al Maktoum International Airport;

— approximately 10 minutes to Nakheel Metro Station;

— roughly 1 hour 15 minutes to Abu Dhabi.

A central address combined with full residential privacy is one of the community’s strongest advantages.

Investment perspective:

Emirates Hills represents one of the most supply-constrained segments of Dubai’s property market. New inventory is virtually non-existent, and villas or plots are rarely available. This scarcity supports long-term capital preservation and steady price resilience. The area consistently ranks among Dubai’s most prestigious and highest-value residential communities.
